Choosing a brokerage as a solo agent and choosing one as a team leader are two different exercises. A solo agent is optimizing for their own split and support. A team leader is evaluating a platform on behalf of every agent they recruit under them — which means the stakes, and the due diligence, are higher.
Why the Standard Brokerage Checklist Isn’t Enough for Team Leaders
Most brokerage comparison guides — including our own 12-point checklist for new agents — are written from an individual agent’s perspective. If you’re building or already running a team, you need to evaluate a brokerage against a longer list: team commission structures, override splits, recruiting support, brand permissions for sub-teams, and whether the brokerage’s technology stack can actually support a team’s lead routing and accountability needs.
What Team Leaders Should Actually Evaluate
- Team override structure: how commission flows between the brokerage, the team leader, and individual team agents, and whether that structure is documented clearly or negotiated case by case.
- Recruiting support: does the brokerage actively help you recruit into your team, or are you entirely on your own for sourcing new agents?
- Shared infrastructure: can your team operate on shared CRM and technology with proper permissions, or does every agent need to be set up individually with no team-level visibility?
- Brand flexibility: can your team build a sub-brand within the brokerage, or are you required to operate strictly under the corporate identity?
- Broker of record accessibility: when a deal gets complicated, can you actually reach the broker of record quickly, or does everything route through a call centre?
The Independent Team Trap
Some team leaders eventually consider going fully independent — building their own brokerage rather than operating a team inside one. It’s a legitimate path for some, but it comes with licensing, insurance, and compliance obligations that most team leaders underestimate. We cover the honest tradeoffs in why join a brokerage vs going independent, which is worth reading before you assume running your own brokerage is the natural next step.
What The Realty Bulls Offers Team Leaders
We built our Team Leaders program specifically around the gaps most brokerages leave open: transparent override structures agreed in writing, shared access to our in-house mortgage brokerage and marketing resources for every agent on your team, and direct access to leadership rather than a corporate call centre. Teams also get the same pre-construction access individual agents use, scaled across the whole team’s pipeline.
If you’re currently running a team elsewhere and evaluating whether your current brokerage is actually serving your team well, our post on how to switch brokerages in Ontario covers the transition mechanics, including how to handle active listings and client files during the move.
