Getting your real estate license is the easy part. Choosing the right brokerage to start your career at is the decision that actually shapes how fast you grow — or whether you burn out and leave the industry within your first two years, which happens to a lot of new agents who pick the wrong fit. Here’s what to actually look for as a new REALTOR® in Ontario, and where The Realty Bulls fits into that decision.
Why the First Brokerage You Join Matters So Much
New agents often choose a brokerage based on brand recognition alone — picking a big, familiar name because it feels safe. But brand recognition doesn’t teach you how to run an open house, write an offer, or generate your first lead. As a new agent with no track record and often no existing client base, the support system around you matters more than the logo on your business card.
The brokerages that actually help new agents succeed share a few things in common: real training (not a one-time onboarding video), marketing you don’t have to pay for out of pocket while you’re still building income, and a commission structure that doesn’t punish you for being new.
What New Agents Should Actually Look For
- A real training program, not a one-time orientation. Ask how often training happens, whether it’s live or just pre-recorded, and whether it covers the basics you’ll need in your first 90 days — scripts, offer writing, legal requirements, and lead conversion.
- Marketing support that doesn’t cost you. Most new agents don’t have a marketing budget yet. A brokerage that hands you flyer templates and calls it a day isn’t the same as one with an in-house team producing your content for free.
- A commission structure that fits where you actually are. A sky-high split means very little if there’s a big monthly desk fee eating into your income before you’ve closed a single deal. For a lot of new agents, a no-desk-fee option is the safer starting point.
- Mentorship, not just a manager. You want someone senior you can actually ask questions to — not a name on an org chart you never hear from.
- Back-office support. As a new agent, every hour you spend figuring out paperwork is an hour you’re not spending finding your first clients.
- Access to inventory you couldn’t get on your own. Pre-construction relationships, in particular, usually take years to build independently — a brokerage with existing builder relationships gives you a head start.
How The Realty Bulls Supports New Agents
We built our new agent program around the actual problems new REALTORS® run into — not around a generic onboarding checklist.
- Choose the split that fits your stage. A 90/10 split with no monthly desk fee is often the more comfortable starting point for a brand-new agent, since there’s no fixed monthly cost while you’re building your pipeline. A 95/5 split with a $99/month desk fee is there once your production picks up and a higher split outweighs the flat fee. Both have no transaction fees, no hidden fees, and no long-term contracts.
- A real training academy. 3 to 5 live sessions every week, plus 500+ training videos, including an agent bootcamp built specifically for people just starting out — legal training, pre-con mastery, and the fundamentals most brokerages assume you’ll figure out on your own.
- Free in-house marketing. Our marketing and design team produces your social media flyers, email campaigns, and just listed/just sold graphics — personalized to you, at no extra cost, from day one.
- Full office support. Offer drafting, listing uploads, deal processing, and compliance handled by a dedicated team, so your time goes toward clients, not paperwork.
- Platinum pre-construction access. 100+ active projects across Ontario, Dubai, and Costa Rica — inventory that would normally take years of relationship-building to access on your own.
- Real tools. An exclusive agent portal, mobile app, CRM, 1,000+ resources, and 75+ marketing packages, so you’re not stitching together your own tech stack in your first year.
We’re based at 6660 Kennedy Rd S, Unit 209, Mississauga, ON, led by founders Mohsin and Sid, who built the brokerage specifically around agents who want real support instead of being left to figure it out alone.
Frequently Asked Questions
Do I need experience to join The Realty Bulls?
No. Our training academy and agent bootcamp are built specifically for new agents, alongside a mentorship structure to help you close your first deals with support, not guesswork.
Which commission split is better for a new agent, 95/5 or 90/10?
It depends on your production. The 90/10 split has no monthly desk fee, which many new agents prefer while they’re still building volume and don’t yet have consistent monthly income. Once your production is more consistent, the 95/5 split ($99/month desk fee) can work out to a higher take-home. You’re not locked in either way — there are no long-term contracts.
What does the first 90 days look like as a new agent here?
You’ll have access to live training sessions multiple times a week, the agent bootcamp curriculum, mentorship from experienced agents, and full marketing and back-office support from day one — the goal is to get you into client conversations and transactions as quickly as possible, not leave you to self-teach.
Is there a cost to the in-house marketing or is it included?
It’s included. Your social media flyers, email campaigns, and listing graphics are handled by our in-house marketing and design team as part of being an agent here — not billed separately.
Can I get pre-construction access as a brand new agent?
Yes. Platinum pre-construction access isn’t reserved for senior agents — all Realty Bulls agents have access to our 100+ active projects across Ontario, Dubai, and Costa Rica.
